When looking to purchase a house and land package, here is a checklist of the top 3 things to consider:
  1. Location
Is the location of the new suburb or estate suitable for you needs now and into the future? Is it a good distance to your workplace, family and friends, as well as schools for future children? Is it close to public transport and shops?
 
  1. Estate features
If you are planning on your new home being your future family home, it pays to consider what the estate’s amenities will be. Will there be lots of green space and playgrounds, walkways and footpaths? Is there planning for a local school or one in close proximity?
 
  1. What is and isn’t included?
Before signing your contract make sure you know exactly what is and isn’t included in the purchase price.
Things to ask include: is flooring, fencing, internal painting and window treatments part of the package?
Is the cost of siteworks (preparing the block for building) included?
Factoring all this in will help you budget and minimize unexpected costs during the build process.
If you have chosen your house design based upon a display home you have seen, make sure you ask what is included in your package. Some display homes are built to higher specifications, which involve additional costs to upgrade.
