We were approached by a client in Maylands who had already subdivided his block and was trying to sell it, but with little success.
His inexperience as a DIY developer meant that the subdivision didn’t appeal to buyers. To keep costs down, he’d decided not to use the rear laneway for access. Ultimately this decision proved costly as buyers found it difficult to visualise what could fit on the small 200m2 block with limited access. Not surprisingly, the subdivision was on the market for a long time with little interest.
We assessed the site for its viability, determined the best possible design for the location and costed the project. We made sure the end product would appeal to the target market and identified several prospective buyers. The result was a practical and attractive 3 x 2 townhouse in which buyers could immediately see potential.
We listed the lot as a home and land package, and it sold within a few days.
